Southwest Mallorca Compared: Portals Nous, Bendinat, Costa d'en Blanes, Cas Català, Palmanova, Santa Ponsa and Camp de Mar

Seven coastal addresses in Calvià and Andratx, compared on drive times, marinas, golf, schools and the homes each one offers

by · 10 min

Mallorca's southwest coast is where international families, yacht owners and golfers concentrate, 23 to 34 minutes from the airport. We compare seven addresses on measured drive times, marinas, golf, international schools and typical homes, with real listings from each.

The short answer. Choose Portals Nous or Bendinat to be close to Palma, international schools and the Puerto Portals marina. Choose Costa d'en Blanes or Cas Català for hillside homes with sea views 23 to 24 minutes from the airport. Palmanova puts family villas within walking distance of the beach. Santa Ponsa combines golf and beaches with good value, and Camp de Mar offers the most seclusion and the most dramatic coastal estates, 34 minutes from the airport.

The southwest coast, in the municipalities of Calvià and Andratx, is the part of Mallorca with the greatest concentration of international residents. That is not by accident. It combines the short drive to Palma and the airport, three marinas, several golf courses and international schools, all on a coast sheltered from the north wind. In our current portfolio, homes on this coast have a median asking price of €12,570 per m², the highest of any part of the island.

Cas Català and Illetes: the coast closest to Palma

Cas Català is the first stretch of the southwest coast after Palma, on the border between the city and Calvià. Its streets climb a steep hillside, so many homes have open sea views, and the beaches and beach clubs of Illetes are nearby. It suits buyers who want a coastal home they can use every day while still working in Palma. We are currently offering a renovated three-floor penthouse here with two sea-view terraces and an outdoor kitchen.

Costa d'en Blanes: contemporary villas above Puerto Portals

The hillside above Puerto Portals is one of the most sought-after addresses on the island for modern villas. Plots of around 1,000 m² are common, and the best homes have open views over the bay. It is close to Puerto Portals' restaurants and marina without being in the middle of them. We are offering two contemporary five-bedroom villas here: one with an infinity-style pool at €5.95 million and one with sweeping sea views at €4.5 million.

Bendinat: golf and privacy

Bendinat is built around the Real Golf de Bendinat, an 18-hole course opened in 1986 and extended in 1995. Wooded streets of villas surround the course, and apartments lie closer to the sea near Bendinat castle. It is quiet, green and close to everything. Our Bendinat area page and our earlier guide to Bendinat and Calvià go into detail.

Portals Nous: marina, schools and village life

Portals Nous combines a real village centre, a small beach and the Puerto Portals marina, one of the island's best-known meeting places. It also has the strongest school offer on the coast. Agora Portals International School teaches from nursery to baccalaureate, and King Richard III College offers the British curriculum. Homes range from apartments within walking distance of the marina to large villas.

Palmanova: family villas near the beach

Palmanova has some of the best family beaches on the bay, and behind its busy seafront there are quiet streets of villas on flat plots, which are rare on this hilly coast. A flat garden means children can play and older relatives can move about easily. We are currently offering a five-bedroom villa here on a flat plot of 1,942 m², a few minutes' walk from the beach, with a 12-metre pool and a guest house.

Santa Ponsa: golf, beaches and better value

Santa Ponsa has a large sandy bay, golf and a good choice of homes, from apartments to villas with sea views. Port Adriano, the marina in nearby El Toro redesigned by Philippe Starck, is a few minutes away (Port Adriano). Baleares International College has a campus in nearby Sa Porrassa. Prices per m² are generally below Portals Nous and Bendinat. We are offering a contemporary penthouse in an elevated position with four bedrooms, open sea views and a private pool on its roof terrace.

Camp de Mar: seclusion at the end of the coast

Camp de Mar is a small bay between Santa Ponsa and Port d'Andratx, surrounded by pine-covered hills. Nearby is the 18-hole Golf de Andratx, opened in 2000. The clifftop estates here are among the most spectacular homes on the island. Few homes and little through traffic give Camp de Mar its privacy, but the drive to the airport is the longest on this list. Our current flagship is a seven-bedroom frontline estate of 1,070 m² with an infinity pool, at €15 million. For harbour life, Port d'Andratx is about ten minutes further on. See our guide to Camp de Mar and our Andratx area page.

Before you buy on the coast

  1. Check the view and orientation in person. Hillside homes can have views over the bay or over the neighbours' roofs, and the difference is not always clear in photographs.
  2. Ask about steep access and parking. Many coastal streets are steep and narrow. Check access for deliveries and for older relatives.
  3. Check the licence position before counting on rental income. In apartment buildings, new holiday-rental registrations are no longer possible in the Balearics, and every home must be checked individually. Our guide to holiday-rental licences in 2026 explains the rules.
  4. Budget for coastal maintenance. Salt air means more frequent maintenance of metalwork, glazing and pools.

Where is the best place to live in southwest Mallorca?

It depends on your priorities. Portals Nous and Bendinat are best for schools, the marina and quick access to Palma. Costa d'en Blanes and Cas Català are known for contemporary villas with sea views. Palmanova offers family villas near the beach, Santa Ponsa combines golf and beaches with better value, and Camp de Mar offers the most seclusion.

How far is the southwest coast from Palma airport?

In our measurements without traffic, the drive to the airport terminal took 23 minutes from Cas Català, 24 from Bendinat and Costa d'en Blanes, 25 from Portals Nous, 26 from Palmanova, 29 from Santa Ponsa and 34 from Camp de Mar.

Are there international schools in southwest Mallorca?

Yes. Agora Portals International School and King Richard III College are both in Portals Nous, and Baleares International College has a campus in Sa Porrassa, close to Santa Ponsa and Palmanova.

Why is property more expensive in southwest Mallorca?

The southwest combines a short drive to Palma and the airport with marinas, golf courses, international schools and sheltered beaches, so demand from international families is high. In our current portfolio, the median asking price per m² on this coast is €12,570, the highest of any part of the island.
