Plusvalía Municipal is a local tax paid by the seller, calculated on the increase in land value since the last transfer. The calculation method was reformed in 2021—it's now based on either the real gain or a coefficient applied to the cadastral land value, whichever is lower. Your lawyer will calculate this as part of the sale process.
